In short
The subfloor is the layer under your finished floor: plywood or OSB over joists in most houses, concrete in condos and basements. Before a new floor goes in, it is checked for moisture, flatness and movement. High spots are ground or planed, low spots are filled with patching or self-levelling compound, and loose panels are screwed down to stop squeaks.
Why flatness matters
Flooring makers set a flatness tolerance in their instructions, often measured with a straightedge over a set distance. A floor laid over dips and humps can squeak, flex at the joints or open gaps. Pattern floors and thin vinyl show it most.
Wood subfloors
- Screw down loose panels to stop squeaks.
- Plane or sand high joints and seams.
- Replace damaged or water-stained sections.
- Check moisture so the subfloor and new wood are close before installing.
Concrete slabs
Concrete in condos and basements often has dips, ridges and old adhesive. We grind high spots, patch cracks and pour self-levelling compound where a larger area needs to come up to level.
Concrete also holds moisture. We test it before installing wood or vinyl, and add a moisture barrier where the product calls for one.

Questions.About subfloor & levelling in Toronto.
How do I know if my floor needs levelling?
If furniture rocks, a ball rolls, or a long straightedge shows gaps, it likely does. We check it during the consultation.
Can squeaky floors be fixed without removing everything?
Sometimes, from below or through the floor. If the floor is coming up anyway, it is the best time to fix it.
What is self-levelling compound?
A cement-based mix poured over concrete that flows to a flat surface. Floors go on top once it has cured.
Do you test concrete for moisture?
Yes, before installing wood or vinyl over a slab.
