Hardwood floor sanding and refinishing in Toronto
An existing wood floor taken back to bare wood, given an even colour and a new finish. A floor that is worn but sound rarely needs replacing.

- Best for
- Worn solid or thick engineered floors
- Process
- Sand, stain if wanted, finish
- Colour
- Natural or stained on site
- Alternative
- Screen and recoat
In short
Refinishing sands a wood floor down to bare wood, removing the old finish, scratches and uneven colour, then applies stain if wanted and new coats of finish. If the wear is only in the finish, a lighter screen and recoat may be enough. Solid hardwood can usually be sanded several times; engineered floors depend on their wear layer.
Sand or recoat?
If the finish is dull and lightly scratched but the wood underneath is not worn, a screen and recoat refreshes the surface without sanding to bare wood.
If there are grey, worn paths, deep scratches or old stain you want to change, the floor needs a full sand.
Choosing a colour
We sand sample areas and apply stain colours on your floor, in your light, before you choose. Oak takes stain evenly; maple and some older floors can blotch with dark stains, so we test first.
How the work runs
- Move furniture out and protect doorways and vents.
- Fix loose boards and set any raised nails.
- Sand in stages from coarse to fine.
- Stain if chosen, then apply coats of finish with drying time between them.
- Walk-through, and care instructions for the finish we used.
What changes the price
- Floor area and the number of rooms
- Stairs and landings
- Repairs to damaged boards
- Stain versus natural colour
- Type and number of finish coats
We look at the floor before quoting. HST is shown separately; everything else is included in the written quote.

Questions.About sanding & refinishing in Toronto.
How many times can a floor be sanded?
Solid hardwood can usually be sanded several times. Engineered floors depend on the thickness of the real wood layer.
Can I change the colour of my floor?
Usually, yes. A full sand removes the old colour so a new stain can go on. We test samples on your floor first.
Can you refinish stairs too?
Yes. Stairs are sanded by hand and finished to match the floor.
How long before I can walk on it?
It depends on the finish. We give you the times for the product we use.
